I’ll advise he find a real estate agent that could give him a great online presence, that way everyone could see his home.

The right initial asking price can interest a lot of potential buyers and keep them interested. I think if you overshoot or undershoot the value of your home you can create poor impressions with potential buyers which can extend the time it takes to sell your home.
